CNB is looking for a qualified, motivated, and client- and team-focused individual to join our team as a Real Estate Appraisal Manager in our Hillsdale, Jackson, or Lenawee Markets.
JOB SUMMARY Manages all appraisal functions for the Bank to ensure the appraisal process runs efficiently to assist the Commercial, Consumer, Loss Mitigation and Mortgage Departments. The Appraisal Manager must exhibit a clear understanding of appraisal rules and regulations for ordering, internal reviewing and submitting appraisals for loan approvals. Ensure the Bank is following all regulatory compliance guidelines (Interagency, UPAP, UAD & UDAP).
DUTIES • Maintains Approved Appraiser’s list (additions & deletions) and performs the required annual review. • Facilitates appropriate appraisals for Commercial, Mortgage, Consumer Lending and Lost Mitigation Department. • Manages follow-up with Appraiser regarding status of report. • Tracks and confirms appraisal fees are collected, providing report to management quarterly. • Reviews and verifies accuracy of appraisal (names, property address, legal, condition rating, value etc.- mainly for Commercial Dept). • Assists Mortgage Department with questions for Secondary Market and Portfolio appraisals. • Provides copy of appraisal to clients (mainly for Commercial Dept). • Prepares and uploads engagement letters to correct files (mainly for Commercial Dept.). • Works with Corporate Settlement Solutions (CSS), as needed. • Completes Vender Management process for CSS annually. • Responds to and works with the Audit Department and Department Manager on any appraisal audit items that need to be cleared and suggests changes in procedures to avoid new finding. • Maintains collateral values on WATCH list Quarterly/Semi-annually, as directed. • Reviews appraisal reconsideration requests (review the additional comps provided by the customer or realtor and determine if request is warranted), submitting to appraiser or CSS, as necessary. • Orders Environmental reports and reviews and approves the reports when received. • Submits invoices for appraisals, environmental, and inspection surveys for payment into Banktel on a timely basis.
Construction Loans (Commercial and Residential) - once the construction loan closes, Appraisal Manager will oversee all aspects for the draw process: • Reviews construction draw requests and order construction inspections. • Reviews construction inspection results and approves Construction draw request. • Reviews sworn statement vs. funds remaining in construction loan. • Coordinates with the title company to obtain required endorsements • Orders construction survey once footings are in place • Obtains Certificate of Occupancy (C of O) upon completion. • Reviews Builder credentials and maintains Builder review files. • Reviews contracts and sworn statements, as needed.
General Duties • Maintains and protects confidentiality of customer information. • Maintains regular, on-time attendance. • Remains current in assigned training and continuing education for designation retention (online, video, in-house emails, telephone seminars, etc.) • Complies with all regulatory requirements including Bank Secrecy Act and all others specific to their position. • Performs other various duties as assigned.
CONTACT WITH OTHERS – INTERNAL • Communicates on a regular basis with commercial, mortgage and installment lending loan officers. • Communicates on a regular basis with Credit, Processors and Underwriters from all loan departments.
CONTACT WITH OTHERS – EXTERNAL • Communicates with clients, as needed. • Communicates on an as needed basis with auditors and bank examiners.

Associate degree in business/finance is preferred; otherwise, must have a combination of applicable education and experience.
Previous appraisal experience is preferred.
