Position Summary
General maintenance of site facilities and equipment including roads and fences; mowing and landscaping; vehicle repair, maintaining field research sites, custodial/janitorial maintenance, and assisting researchers with technical and logistical aspects of their research as needed. Limited building maintenance may be required.
Performs maintenance service and/or repairs in two or more areas of skill including but not limited to plumbing, carpentry, machine servicing, and electrical repairs or installations for the properties maintained by Quadrangle Housing Company. Estimates time and determines materials required to complete various projects. The Maintenance Technician II will complete these repairs and preventative maintenance as required for the general upkeep of the properties of Quadrangle Housing Company. Performs all work under the general supervision of the Maintenance Supervisor, and in accordance with established safety procedures.
Job Description
Primary Duties & Responsibilities
Performs maintenance and repairs on a daily basis assigned by the Maintenance Supervisor or other managerial staff. Assesses work orders and carries out work independently to completion, as appropriate. Logs materials used for appropriate warehouse tracking. Estimates, tracks and documents time spent carrying out service and repairs.
Resolves routine questions and problems. Issues outside of normal daily duties and functions are referred to the Maintenance Supervisor for review and resolution.
Assesses and trouble shoots maintenance and repair situations that may occur outside of the written work order; resolves as appropriate.
Performs other duties as assigned.
Working Conditions
Ability to lift 50-75 pounds.
Exposure to the elements of weather.
Provide on-call support as outlined in the rotating schedule.
Provide own basic hand tools and personal vehicle for transport between properties.
Valid driver's license and appropriate vehicle insurance.â‚â‚
Preferred Qualifications
Education demonstrating knowledge of one or more areas of maintenance service or repair, including plumbing, carpentry, machine servicing and electrical.
Three to five years of experience providing maintenance and repairs to rehab quality properties desired.
Excellent communication skills both oral and written.
Interpersonal skills to maintain a positive and professional relationship with residents and staff of Quadrangle Housing Company.
It is crucial to maintain a positive relationship with the customer service staff so that tenants may be serviced appropriately and in a timely manner.
Applies basic skills and may develop advanced skills using tools and equipment appropriate for the position.
Required Qualifications
High school diploma or equivalent high school certification or technical school diploma or equivalent.
REQUIRED LICENSURE/CERTIFICATION/REGISTRATION: Certain departments, based on job duties, may require Missouri Class E Driverâ™s license and Missouri Class B CDL required within six months of employment.

Salary Range
$20.76 - $32.21 / HourlyThe salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
