Job Summary This position provides in-house commercial real estate legal advice and support for real estate matters. The incumbent develops/implements programs to maintain requirements in legal documents and procedures. This role performs commercial real estate legal services from transaction inception to closing proceedings. This position manages the Real Estate Supervisor. Responsibilities - Consults with Region Real Estate managers and Region Real Estate representatives to determine real estate business needs (e.g., acquisitions, disposals, etc.)
- Develops/reviews real estate contracts to reflect desired business terms/conditions and legal standards
- Negotiates contracts (e.g., purchases, sales, leases, etc.) with external parties (e.g., attorneys, business representatives, real estate brokers, etc.)
- Performs/arranges for transactional legal services (e.g., coordinates closing process, provides executable documents, manages escrow accounts, etc.) to ensure accurate and timely completion of real estate transactions
- Orders and evaluates title reports to confirm owners have legal rights to convey property
- Obtains property information (e.g., surveys, engineering and environmental information, etc.) and evaluates risks associated with properties
- Confirms ownership and financing arrangements of leased properties to avoid business disruption and to protect the company’s interests
- Monitors contract inspection periods and validates contract contingencies to fulfill closing requirements
- Develops, designs, and implements programs standardizing legal documents and procedures to support legal relationships with external parties
- Supervises the upkeep of real estate files and records to maintain the integrity of the portfolio
- Maintains real estate content (e.g., articles, educational resources, etc.) on the company’s intranet to make relevant information easily accessible to the Real Estate department
- Serves as a subject matter expert to answer questions from external parties (e.g., customers, vendors, attorneys, brokers, etc.)
- Provides legal counsel to internal departments on real estate matters (e.g., risk exposure, legal position, obligations, etc.) to develop business strategies for real estate transactions
- Manages special projects (e.g., identifying opportunities to maximize the utilization of real estate assets, etc.) to support strategic direction and researches laws to ensure legal enforceability of contracts
- Partners with Corporate Real Estate Counsel and external counsel to collaborate on complex, high risk, and costly real estate matters and transactions (e.g., litigation, etc.)
- Manages resources, and people (e.g., Performance Management, Career Development, Training, Staffing, etc.) to ensure day to day administration of processes and formal procedures
- Identifies individual/team skill gaps and developmental opportunities (e.g., training, special assignments, conferences, projects, etc.) to facilitate individual/team development
- Ensures that direct/indirect reports have documented career goals and detailed plans for achieving goals to develop personally and professionally
- Conducts timely performance evaluations in a consistent, fair, and objective manner to facilitate open communication and encourage continuous performance improvement
- Holds others accountable to established performance levels to achieve individual/group goals
- Resolves individual/group performance issues in accordance with UPS’s policies and procedures in a timely manner to motivate and foster teamwork
- Coaches others and provides on-going feedback/support to improve performance
- Identifies opportunities to involve others in new and challenging work assignments/rotations that advance the skills and capabilities of individuals and the organization
- Makes salary recommendations to reward employee performance
