As a Real Estate Associate, you’ll play a key role in Pacific Life’s growth and long-term success by participating in our Associate Rotation Program that combines debt, equity, real estate securities and Asset Management exposure and prepares successful candidates for long-term success in a variety of real estate disciplines. You will fill an essential role in the Real Estate Division, supporting various facets of investment origination and asset management. While participating with the Real Estate Underwriting team, you’ll play a key role in managing workflows and analyzing real estate transactions across all regions and property types.
How you will make an impact:
Support the development of new business initiatives in commercial real estate for Pacific Life.
Collaborate with the production team in evaluating and underwriting investment risk and designing investment structure and pricing.
Prepare detailed investment committee memos and present investment opportunities to regional directors as well as Pacific Life’s real estate committee.
Assist loan producers in the preparation of loan submission documentation including economic analysis, financial modeling, demographic, tax and market data, detailed narratives including, but not limited to, property details, market characteristics, borrower structure and financial strength, as well as the competitive position of the property.
Assist in all aspects of due diligence relating to new investments, verifying conformity to required standards and compliance with approved underwriting strategies. Activities include review of loan underwriting packages, business plans, ownership agreements, third party reports, title/survey, historical and sponsor financial statements, leases, etc.
Develop a working knowledge of the department's investment policies and procedures.
Leverage spreadsheet and ARGUS modeling skills.
Analyze economic and demographic data, evaluate real estate markets and obtain and appraise market comparables.
Monitor and analyze the financial performance of investments.
Create and maintain portfolio models as necessary.
College degree (BA/BS) with emphasis in Finance, Accounting, or Economics (Master’s degree - Real Estate or MBA - strongly preferred).
Working experience in evaluation and underwriting of investment risks associated with commercial real estate is desirable; mortgage origination and/or acquisitions experience preferred.
Proficiency in software applications for real estate investment analysis including Microsoft Word, Excel, Outlook, Argus, and the ability to quickly learn new program applications.
Exceptional math and analytical skills.
Exceptional communication and presentation skills.
Expertise in the drafting and use of financial formulas in complex financial spreadsheets, as well as the use of a financial calculator
