As an integral member of the European real estate team you will be working together with the German real estate investment ma-nage-ment team in order to support the ongoing acquisition activities in the German real estate market.
The team has invested in offices, logistic properties, light industrial estates and DIY retail-warehouses over recent years across Germany and ac-quired a portfolio with a market value of around €500m. The portfolio returns have outperformed the market regularly. Starting from 2021 onwards additional investments in residential, hotel and health-care are planned. Based on that revised strategy we can offer you following scopes of work within our Early career program:
Support on individual acquisition-projects across Germany in areas such as local market research, location analysis, buil-ding assessments, the analysis of letting comps, review of investment comps or relevant trends for the subject property. This kind of work is very hands-on and completely project related.
Preparation of market analysis reports for the hotel sector and/or for the healthcare sector in Germany to support the mar-ket entrance in these sectors. These reports should cover trends such as supply and demand for new projects, corona-impact, regulatory specifics and general market framework, analysis of the operator market, review of letting markets and letting-comparables, review of investment markets and deal-compa-ra-bles, survey of market players and developers, relevant ESG aspects, relevant future trends, attractive investment locations / mar-kets etc.
Preparation of a market report on the future of the office markets after the corona-crisis. This report should focus on the expected impact of increased home-office work on the future demand for office space and rental markets. This research work could cover the office market in Germany only, but a European approach would be preferred. The research under-taken should include a variety of interviews with important market participants such as large office landlords, major letting brokers and large corpo-rate occupiers. Ideally, it should include an econometric modelling how increased home-office work will probably impact the market occupancy and rental rates over a mid- to long-term time horizon.
The support work on the ongoing acquisitions will be very project-specific and requires a generalist mindset with high flexibility as well as a close cooperation with the team. The work on the report projects is suited particularly well for working from home given its clearly defined scope and purpose. Such a research report project might also be suitable for the preparation of a thesis within the candidate's academic program.
The reports will have to be prepared in English language while the support on acquisitions will be carried in a combination of English and German language. We are flexible in regard to the actual scope and open for a combination of project related work and preparation of a research report as outlined above.
We do not expect you to come straight in and know everything about what we do. As an intern/working student, we will help make sure that you get the most out of your time with us.
