Job Description Our client is a private real estate development and investment company with direct investment capacity developing at a very high pace. To strengthen the team, we are looking for a Real Estate Director with a minimum of 10 years' experience, to manage its direct real estate projects in the UK, participate to new acquisitions and be a part of its European real estate team. The primary task will be to manage large development projects in London, develop a pipeline, overseeing the planning and construction phases, as well as the leasing and letting activities. We are seeking a talent with asset management and investment capacity. Proven experience in real estate development and knowledge of the UK / London property market is a must. Description The Director will report directly to the CEO and will be responsible for the portfolio investment strategy and asset management initiatives which comprise of office, hotel, retail and residential assets. The successful candidate will be a key member within a small but highly successful team as the company is looking to grow its portfolio. The role will involve:
Being proactive with the identification of new opportunities thanks to your existing network
Constantly participate to the business development and commercial efforts:
Prioritize targets in your markets, identify senior influencers, and get in front of them to own the relationship
Attend and help plan for conferences, events, and other opportunities to educate the market about our client
Exert influence over leads you generate to ensure they convert to revenue
Managing existing real estate sites in London, which is to include overseeing and driving rent reviews, implementing rates mitigation strategies, negotiating surrender payments with tenants (where applicable) and overseeing any dilapidation negotiations.
Devising strategies for securing vacant possession (where applicable).
Identifying marriage values with any neighbouring properties.
Selecting the consultants on a project, negotiating their fees and working within a set budget.
Liaising with all consultants and 3 rd party advisors on a project.
Reviewing all reports and statements relating to planning applications, making design and scheme recommendations, as well as negotiating the heads of terms on S106 agreements and affordable housing contributions;
Overseeing the appointments and the tender process on development projects;
Attending site meetings with the contractor;
Driving the leasing process and negotiating any agreements for leases;
Selecting and appointing selling agents, as well as any marketing specialists;
Assisting with the negotiations on any forward funding agreements;
Preparation and coordination of Business Plans and other periodic asset management, financial and leasing reports for investors, lenders and stakeholders;
Cooperation with other offices (mainly Europe).
Profile Minimum of 10 years real estate experience, ideally you masteries investment and asset management with a real taste for business development. Skills
Degree level education and RICS qualified.
In depth understanding of the real estate industry in the UK across different types of investments and sectors.
Proven experience in construction/development management /Asset management.
Experience in leasing and tenant negotiation
Hands-on mentality, willingness to work in a small, fast growing and entrepreneurial structure.
Team-player, ability to work in a small and multi-cultural team environment.
Excellent written and spoken English.
Strong presentation skills, both verbal and written.
Personable, with the ability to establish relationships internally and with external parties.
