Our client is an award-winning real estate fund management company with an entrenched and expanding presence in the region. They are looking to add to their Real Estate Asset Management team. This team manages the group's and its funds' portfolio of real estate assets in the region including China.
Oversee the assigned properties.
Monitor and work with the local representatives/Property Managers/Leasing Agents on leasing, property management and/or other issues arising from asset management.
Manage the raising of debt and equity finance with Finance team for asset acquisition.
Identify critical issues related to assets under management.
Liaise with tenants or tenants' representatives on lease related issues.
Oversee the assets' performance by identifying and evaluating new add-on opportunities, managing partner relationships and reviewing tenancy mix, setting effective marketing plans and controlling operating expenses to maximize asset profitability.
Oversee asset enhancement initiatives (AEI) and implementation, working with various parties (retail consultants, property managers, project manager, etc.).
Oversee the Property Managers/Leasing Agents and evaluate their initiatives and performance.
Prepare and review annual property business plans and sell/hold strategies for each asset.
Prepare and manage of annual budgets, and monitoring thereof.
Prepare monthly, quarterly and annual reports (or any ad-hoc reports if required) covering financial performance, leasing sales status and AEI (if any).
Work with investment team in the evaluation and due diligence process for the acquisition of projects.
Work with Portfolio Manager on disposal of real estate assets.
Minimum Degree in Finance, Real Estate or related field
At least 5 years of practical experience in Asset Management with fund or developers handling commercial real estate
Able to multi task and work independently under minimum supervision
Good communication, interpersonal and management skills with ability to build close working relationships with stake holders
Ability to work independently and as part of a team in a dynamic business environment
Travelling is required
