Pembroke Tokyo is looking to hire an English and Japanese speaking Portfolio Analyst as a key member of the Tokyo team based in Minato Ward. The role will be focused on reporting and analysis for asset management, development projects and new acquisitions.
The Analyst will be responsible for supporting market research and new investment underwriting, valuation of existing properties, financial modeling, investor reporting and presentations, lease evaluation, and assisting in various projects aligned with the Tokyo office. Additional activities will include assisting and liaising with Pembroke's financial, development and portfolio management teams, as well as with external consultants and business partners.
Candidates should possess strong quantitative and excel skills, and have academic qualifications / experience in commercial real estate investment, investment analysis, or market research. As part of a small office, the position offers direct exposure to several facets of commercial real estate and the potential for increased responsibility and exposure over time.
Perform financial modeling for the existing Tokyo portfolio of properties/assets utilizing ARGUS, Excel, Hyperion and Yardi to project cash flows and investment returns; perform asset valuations; and analyze risk.
Perform cash flow analysis to evaluate capital projects and lease proposals and prepare recommendations for senior management approval.
Conduct financial analysis of property, tenants and markets (including rent and sales comparisons), and assist the investment team in the evaluation of potential investment opportunities.
Assist in interaction with property management personnel and consultants including ordering, coordinating, and analyzing third-party reports.
Perform market research and analysis and support broader portfolio management activities. Manage the research in the assembly of market information, data gathering and relevant forecasts and help maintain data bases.
Conduct market analysis of office, residential and capital markets.
Assist in the production of ad-hoc reports at asset and portfolio level for the management and investor groups.
Participate in ad hoc projects, for example, leading the financial/feasibility analysis and reporting for the investment options of certain assets.
Education and Experience:
Bachelor's Degree and 1-3 years of experience in the commercial real estate industry, or demonstrated interest in commercial real estate through academic coursework, club participation, or internship experience.
Exposure to Argus DCF and Yardi, or aptitude and willingness to learn both.
Candidate must be a Japanese national or hold a valid permanent visa to work in Japan.
Skills and Attributes:
Excellent writing and presentation skills both in Japanese and English and the ability to communicate fluently with business leaders and partners in both languages.
Excellent Excel, financial modelling, and due diligence skills; proficiency in PowerPoint and Word.
Strong interpersonal and problem solving skills, collaborative work style, and ability to prioritise and meet deadlines across multiple offices and time zones.
Confidence to research and question uncertainties when confronted with subject areas outside of expertise; ability to conduct oneself according to the company's core values.
Candidates must possess permanent work authorization in Japan to be considered for this role.
