The professional selected for this dynamic role will manage the financial analysis process for multiple development and investment opportunities and help lead the real estate due diligence process. Analysis includes: evaluating offering memorandums for new opportunities; underwriting potential investments; and creating investment offerings for external audiences.
In addition to new real estate opportunities, this position supports management decisions by producing data, analyzing possibilities/outcomes to support operational objectives for Vi's 10 operating communities.
Prepares and maintains detailed cash flow valuation models for:
Initial underwriting of new developments and new acquisitions
Comparing actual performance to original underwriting
Updating and projecting future financial performance
Analyzing investment rate of return, net present value, and return on investment for transactional opportunities
Leads creation of investment offerings for new developments and redevelopment efforts of existing assets. Creates presentations for external and internal audiences related to transactions. Tracks information for:
New developments across markets where Vi is interested in developing or acquiring assets
The economic drivers of the industry (e.g. interest rates, healthcare utilization, construction costs, labor rates and real estate market trends)
Prepares and maintains development schedules for multiple projects for review by key stakeholders. Develops and analyzes new community pro forma operating budgets. Maintains and refines a standardized approach to benchmarking key competitors for pricing, sales positions and product. Completes research, analysis and conclusions as needed for existing communities to drive improved sales and marketing.
Qualified applicants will possess a Bachelor's degree in Finance, Economics or a related field. Master's degree preferred. 7 -10 years progressive experience in financial analysis with 5 years in commercial real estate underwriting. Additional requirements include:
Excellent analytical, quantitative and communication skills.
Ability to strategically analyze an opportunity, recommend findings, and articulate conclusions and recommendations.
Demonstrated proficiency in modeling tools such as financial and trend analysis.
Strong interpersonal skills including the ability to work closely and collaboratively with other departments.
Strong business acumen.
Excellent oral, written and presentation skills.
Must have advanced Excel skills and proficient in Word, Excel, PowerPoint and Outlook.
